myhive Urban Garden office building at Wienerberg receives BREEAM “Outstanding” certification
The new office landmark of CPI Europe is the first existing office building in the entire DACH region to receive the highest sustainability certification in the internationally leading BREEAM rating system. Highest sustainability standards, coupled with innovative and flexible working worlds, are showing success: apart from a few remaining spaces, the property is fully rented about a year after completion.
“Outstanding” is the highest rating level a building can receive under the internationally leading sustainability certification system BREEAM (Building Research Establishment Environmental Assessment Method). Up until now, only four properties met these high sustainability requirements in the entire DACH (Germany, Austria, Switzerland) region. With regard to existing office buildings, myhive Urban Garden at Wienerberg is the only property to achieve an “Outstanding” certification.
“Our aim was to set new standards with myhive Urban Garden – in terms of sustainability and tenant friendliness in the modern working world of today and tomorrow. Now we are delighted that we succeeded in achieving both: firstly, through the award of the BREEAM “Outstanding” certification; and secondly, through enormous popularity among tenants. We managed to rent the property almost completely within a year, although the market environment is rather volatile,” says Katrin Gögele-Celeda, CPI Europe Country Manager Austria & Adriatic. Of 17,600 sqm in total, only two remaining spaces, each just under 1,000 sqm, are currently still available. All other spaces have already been rented by an attractive mix of tenants, including Cineplexx/Constantin Film Holding, Compax Software Development and Hellmann Worldwide Logistics, among others.

Only 0.2% of all existing properties rated in the DACH region are awarded BREEAM “Outstanding” certification. The fact that this certification is rarely granted and that the myhive Urban Garden at Wienerberg is the very first existing office building in the entire DACH region to receive it underlines the very high standards implemented there,” explains Albrecht Kemmann, Managing Director of the consulting firm OTEREA, which supported CPI Europe during the BREEAM certification process.
All of these factors were implemented at exceptionally high levels at myhive Urban Garden at Wienerberg, which ultimately led to the “Outstanding” rating. Developed as a “day-to-day detox programme” by CPI Europe, BREEAM considered the office oasis to be exemplary in several areas, including daylight availability, accessibility and additional facilities such as sleeping space, quiet areas or lounge areas, accurate water monitoring via the central building control system or climate risk analysis.
