IMMOFINANZ: myhive-feeling and more at the Expo Real
This year’s Expo Real in Munich is over and the many visitors have now returned to their daily lives. Our stand was particularly successful this year, attracting a large number of visitors. Whoever took a seat on our stand could feel like they were in one of our myhive offices: almost like being at home! We also had a small bar, with a variety of snacks and drinks available.
The trade fair had a record number of attendees this year, with over 46,000 visitors from 76 countries coming to Munich – real estate experts from across all areas of the industry. People were able to admire the latest developments in the real estate sector at over 2,000 stands. The Tech Area, in which new digital projects were exhibited, was especially interesting.
The number of visitors reached its peak on the second day of the trade fair and on our IMMOFINANZ stand visitors and business partners were also continually coming and going in order to exchange views and ideas. One highlight, shortly before the start of the stand party, was the presentation on the further development of our myhive office brand. Alongside the well-established myhive features – hotel-inspired atmosphere, vibrant community and versatile infrastructure – the need on the part of tenants for more flexibility will be addressed with immediate effect. Christian Traunfellner, Head of Asset Management Office, explained that we are seeing increasing demand from our tenants – as well as in the overall market – for shorter terms and smaller areas.
The lease terms being requested are becoming progressively shorter, at around three years or in some instances even less. At the same time, the fit-out for the tenant costs the lessor a considerable amount of money. Consequently, if a tenant changes location for any reason after three years at the most, we incur further fit-out costs for the next tenant. For this reason, myhive is offering flexible standard layouts as of now. This enables us to offer leases with contractual periods of as short as six months. myhive will additionally offer offices with two or more workspaces, as well as coworking at selected locations.
A further advantage: myhive is available on an all-inclusive basis with immediate effect. Like an all-inclusive holiday, this means that the tenant doesn’t need to arrange anything further, such as employing architects, watering the plants or organising cleaning. Traunfellner explained that we will undertake all of this in the future, if the tenant would like us to.
Immediately afterwards, the IMMOFINANZ stand party began. With good music and a lot of guests, the party went on until late in the evening, bringing our appearance at the trade fair to a perfect close.
