IMMOFINANZ Group has been cooperating since 2012 with "Clusterhaus", a project for young start-up entrepreneurs: two years following the opening of the first Clusterhaus in Cologne, the fifth property is now opening – and in the fifth country: after Germany (Cologne), Austria (Vienna), Slovakia (Bratislava) and Hungary (Budapest), the first Clusterhaus in the Czech city of Brno will launch in a short time. On 1,000 sqm of lettable space and two floors, in this building so-called digital start-up hubs can also lease their own "do-it-yourself offices" with flexible agreements at affordable prices, advancing their business ideas with others like them. In addition to these attractive conditions, start-up events, networking as well as uncomplicated access to expertise and new talent are particularly important for the young entrepreneurs.
For IMMOFINANZ, in turn, it is not just about the cooperation with young companies, but, of course, the acquisition of tenants and long-term tenant retention as well: "We also want to acquire these innovative start-ups as customers in the long term", says IMMOFINANZ COO Dietmar Reindl. The expertise we've gained concerning the specific needs of entrepreneurs in the last few years is an asset.
Since the project's launch in Cologne the "Clusterhaus" concept has enjoyed considerable demand and popularity: currently there are around 12,000 sqm of lettable space in five IMMOFINANZ office buildings reserved for this target group – over 100 start-ups have already decided in favour of the service – and with the new property in Brno there are sure to be even more...
The current occupancy rate speaks for itself:
• Clusterhaus Cologne (6,400 sqm of office space): the building is 95% let to over 80 start-ups. Among others, these include Online Stammtisch Deutschland, the European Pirate Summit organisation, quintly and eyeo.
• Clusterhaus Vienna (1,200 sqm of office space): the tenants include well-known companies such as MeinKauf.at, All About Apps, Runtastic, TourRadar and Alps Ventures. The property is fully occupied.
• Clusterhaus Bratislava (1,500 sqm of office space): in less than six months since opening 80% of the space has been let. Tenants: Sli.do, Vestigen.com, 7segments.com, Quality Unit and flamestorm.sk.
• In Clusterhaus Budapest there has been around 1,500 sqm available since mid-June. Leasing is just beginning.
