IMMOFINANZ sets high sustainability standards and introduces green leases at the new office oasis on the Wienerberg

With the myhive Urban Garden, IMMOFINANZ is expanding its successful office brand to include a particularly sustainable and innovative offering. The myhive Urban Garden on the Wienerberg meets the highest sustainability standards in all areas and offers tenants and their employees a perfect combination of work & life. This property also represents IMMOFINANZ’s first use of green leases.

 

IMMOFINANZ is expanding its high-quality property portfolio to include a sustainable and innovative office concept. The myhive Urban Garden on Vienna‘s Wienerberg will create a perfect balance between work and leisure time, success and relaxation, business ambition and sustainable responsibility over roughly 17,600 sqm starting in September 2023. “At the myhive Urban Garden, people’s needs form the focal point, with maximum efficiency and exacting attention to detail. We are creating an office oasis for our tenants and their employees where life and work are really balanced and, at the same time, conserve resources“, explained Katrin Gögele-Celeda, IMMOFINANZ Country Manager Austria & Adriatic, on the benefits of the myhive Urban Garden.

 

Detox programme for the daily work routine

The new office landscape was developed as a “detox programme for the daily work routine“ and is specifically aimed to eliminate stress factors for people, companies and the environment. IMMOFINANZ is relying on proven success factors from the myhive concept for the myhive Urban Garden and expanding them to include the highest sustainability standards and new green leases. Tenants will find an attractive, user-friendly design, flexible layouts and carefully designed common areas for individual contacts as well as high-quality materials and a wide range of services to support creativity and teamwork. The myhive Urban Garden will become an oasis in the daily business routing: The building has a green facade, the offices are embedded in green terrace landscapes and all units have a separate balcony with a view to the recreational area on the Wienerberg. In this way, IMMOFINANZ not only creates a pleasant microclimate but also helps to improve biodiversity on the Wienerberg office campus.

 

A sustainable office solution at the highest level

The myhive Urban Garden will, after its completion, join the exclusive circle of office buildings in Austria that have been rated “outstanding“ as part of their BREEAM certification. This new office oasis on the Wienerberg will also meet the EU taxonomy requirements. “The ecological strengths of the myhive Urban Garden are outstanding. We look forward to offering our tenants office space that will conserve resources and operations that meet the highest sustainability standards – from 100% green electricity to green facades and LED lighting up to car and e-bike sharing, from certification to green leases where the shared responsibility for sustainable office operations and environmental protection is the primary issue“, added Katrin Gögele-Celeda.

 

Green leases, which will be used for the first time at the myhive Urban Garden, are intended to strengthen tenants’ focus on their responsibility for people and the environment and to protect valuable resources. In the future, these green leases will also be offered to the tenants in other IMMOFINANZ properties as part of a portfolio-wide roll-out.

 

Transfer starting in September 2023

The offices will be transferred to their tenants starting in September 2023 and provide full access to all resources at the myhive am Wienerberg location. Included here are a conference center with 12 high-tech rooms, an event location on the 35th floor with a 360°-view over Vienna and the province of Lower Austria, and a gourmet restaurant on the 22nd floor as well as an attractive food court, bicycle garage with wardrobe and showers, and a shopping mall for everyday needs, a day-care center and a 4-star hotel. “We are proud to enrich the real estate market with this sustainable and innovative project and look forward to welcoming our new tenants beginning in September 2023 – as individuals via mydesk or as companies with our innovative myoffice solutions“, commented Katrin Gögele-Celeda in conclusion.
